Use of Mortdan.

Mortdan is a free informational tool operated by Yazdan Properties to help you estimate UAE mortgage costs. It is provided as-is. By using it, you accept these terms.

Mortdan calculations are estimates based on publicly stated UAE Central Bank rules and standard market conventions. They are not a quote, not pre-approval, and not a substitute for advice from a regulated mortgage broker or bank. Banks may apply additional conditions, fees, or eligibility checks not modelled here.

Always confirm the final figures with a regulated provider before making a financial decision.

• You must provide a phone number you control. We send a one-time code to verify it.
• One human, one account. Do not share OTP codes.
• If you mark yourself as a real-estate agent, you confirm you are authorised to act as one in the UAE.
• You agree not to attempt to bypass rate limits, brute-force OTPs, or interfere with the service for other users.

Share links are public — anyone with the URL can view the underlying scenario read-only. Don't share a link to anyone you wouldn't want to see your figures. You can revoke any link at any time from your scenario page.

• No automated scraping, mass-OTP, or load-testing without our written consent.
• No reverse-engineering, decompilation, or attempts to extract source from the deployed app.
• No use of Mortdan to send spam, market unrelated products, or impersonate Yazdan staff.
• Real estate agents may use the calculator for their clients but must label scenarios honestly with the actual client.

We may suspend or terminate accounts that violate these terms. You may delete your account any time via Profile → Delete account. See the Privacy notice for what happens to your data.

To the maximum extent permitted by UAE law, Yazdan Properties is not liable for any indirect, incidental, or consequential damages arising from your use of Mortdan, including but not limited to financial decisions made on the basis of calculator output. Our total liability is capped at AED 100.

We may update these terms; the "Last updated" date at the top tracks revisions. Material changes will be communicated via the email or phone you registered with. Continued use after a change constitutes acceptance.

These terms are governed by the laws of the United Arab Emirates. Disputes are subject to the exclusive jurisdiction of Dubai courts.
